A new community park
Green spaces to walk and enjoy
At the heart of the proposals is a new community park that will offer a large, accessible green space for the whole community. It will include areas for sport and informal recreation, places to walk, cycle, relax and enjoy the outdoors, and natural spaces that support wildlife.
New ponds and wetland features will help manage rainwater in a sustainable way while adding interest and character to the landscape. They will also provide opportunities for learning about nature. Together, these elements will create a welcoming and attractive destination that people of all ages can enjoy.

Dedicated parking for Knowle
Reducing congestion
The proposals include a carefully located new small car park off Kixley Lane, to help reduce congestion around Knowle Primary Academy at busy times, in addition to serving users of the community park and canal towpath. This improved facility is designed to support the day-to-day needs of local families and those using the area for leisure.

Improved coach access
School coach drop-off
The proposals include a dedicated coach turning facility within the site, close to Kixley Lane, allowing coaches to safely pick up and drop off pupils on school trips. This will resolve the school’s current problems with coach access.

New walking and cycling routes
Scenic walking path
The development will open up a stretch of the western bank of the Grand Union Canal that is currently inaccessible. A new pedestrian path will create a peaceful, traffic-free route for residents and visitors, linking Kenilworth Road to Kixley Lane. The proposals also include a pedestrian and cycle link through the centre of the development, and a further western pedestrian link both connecting to Kixley Lane.
These new routes will connect with existing paths, making it easier to walk or cycle into Knowle or out into the surrounding countryside. It will provide a completely new way to experience one of Knowle’s most valued landscape features.

Funding for local infrastructure
Supporting the existing community
As part of the planning process, the development will contribute towards improving local schools, health centres, transport and other essential services. These funds help ensure that community facilities can continue to meet local needs as Knowle grows. The aim is to ensure that new development supports the long-term wellbeing of Knowle and strengthens the services that residents rely on.
