A development shaped by local priorities

Welcome to the consultation for Richborough’s proposals for new homes in Knowle. The proposed site is located immediately east of Knowle on the north side of Kenilworth Road, adjacent to Knowle Primary Academy.

The plans will help to respond to local housing need. With Solihull currently having a housing land shortfall and needing to deliver over 1,300 homes each year to meet housing requirements, there is a clear need for more homes of all types including family, affordable and later living accommodation.

These proposals will help to meet that need, while also delivering benefits for existing residents of Knowle in the form of new public green spaces, enhanced biodiversity and dedicated parking facilities for the community. The plans will also deliver a range of investment in local infrastructure such as education, healthcare, and roads.

January 2026

Consultation with the community commences.

March 2026

Anticipated submission of an outline planning application for consideration by Solihull Metropolitan Borough Council.

Autumn/Winter 2026

Anticipated determination of the proposals by Solihull Metropolitan Borough Council.

2027 onwards

If outline permission is approved, detailed designs for the development will be brought forward through a reserved matters application.
